    1. Who operates this site

    This site is operated by Yinx Real Estate, S.A.S. de C.V., with offices at Isabel la Católica #45, Suite 409, Centro Histórico, Mexico City, C.P. 06000, Mexico, under the eXp Realty Riviera Maya brand. In these terms we refer to it as "we" or "us".

    2. Acceptance

    By browsing this site, completing a form, messaging us, or using any of our online services, you accept these Terms and Conditions. If you do not agree with them, please do not use the site.

    3. What this site is, and what it is not

    This site is an informational and contact channel about real estate in Mexico. Its content is published for general information and does not constitute a binding offer, a promise of sale, a contract, or an investment recommendation.

    No transaction is completed through this site. Any purchase, sale, lease, or brokerage is formalized solely through the corresponding contracts, signed by the parties.

    4. Property information

    Prices, measurements, areas, number of bedrooms and bathrooms, amenities, availability, photographs, floor plans, and locations shown are informational and may change without prior notice.

    Much of this information comes from owners, developers, or third parties who provide it to us. We make a reasonable effort to keep it current and verified, but we do not warrant that it is free of errors, omissions, or outdated data.

    Before any purchase, lease, or investment decision, the relevant information must be verified against the property's official documentation: title deeds, approved plans, ownership regime, permits, appraisals, and registry status. That verification is part of the support we provide in every transaction.

    Photographs and renderings are illustrative. Renderings of pre-construction projects represent the projected development, not the finished property.

    5. Prices, currencies, and exchange rates

    Prices may be expressed in US dollars, Mexican pesos, or euros. When an equivalent in another currency is shown, it is a reference calculated using a market exchange rate at the time of viewing, not a firm price.

    The price applicable to a transaction is the one agreed in writing in the corresponding contract, in the currency stated there.

    Unless otherwise indicated, published prices do not include taxes, notary fees, registry duties, appraisals, permits, bank fees, or closing costs.

    6. Return, appreciation, and occupancy estimates

    This section is important and we ask you to read it carefully.

    The annual return figures, historical appreciation, occupancy percentages, and rental projections that appear on this site and in our materials are estimates based on market data and on the historical behavior of the area. They are not guarantees, not promises of results, and not an offer of return.

    Past market performance does not guarantee future performance. The actual result of any investment depends on factors outside our control, including: tourism trends, competition, property management, maintenance, exchange rates, applicable regulation, and general economic conditions.

    Nothing on this site constitutes financial, tax, or investment advice. Before investing, consult your own financial and tax advisors.

    7. Legal advice

    Omar Chávez is an attorney, and that background is part of the support we offer in real estate transactions. However, use of this site does not create an attorney-client relationship, and the content published here does not constitute legal advice for your particular case.

    Such a professional relationship exists only when formalized in writing between the parties.

    8. Site languages

    This site is offered in Spanish, English, and French. Translated versions are provided for your convenience. In the event of any discrepancy between versions, the Spanish version prevails.

    9. Intellectual property

    The texts, property listings, descriptions, photographs, videos, floor plans, designs, logos, databases, and the site's content as a whole are protected under Mexican copyright and industrial property law.

    Their reproduction, distribution, public communication, transformation, or systematic extraction, in whole or in part, without our prior written authorization is prohibited.

    The "eXp Realty" and "eXp World Holdings" trademarks belong to their respective owners and are used in accordance with the applicable commercial relationship. Third-party trademarks appearing on the site belong to their owners.

    10. Permitted use

    You may browse the site, save properties as favorites, share links, and contact us.

    The following is not permitted:

    • Extracting the site's content in bulk or by automated means, including property listings, through robots, scrapers, spiders, or any similar method.
    • Reproducing or republishing our inventory, photographs, or descriptions on other portals, sites, or materials.
    • Impersonating our advisors, the brand, or third parties.
    • Introducing malicious code, attempting to breach the site's security, or accessing restricted areas without authorization.
    • Using the published contact details for unsolicited commercial messages.

    11. Brokers portal and restricted areas

    Some sections are reserved for authorized advisors and require credentials. Whoever receives them is responsible for safeguarding them and for the use made of them.

    The inventory, client data, and commercial information available in those areas are confidential and constitute trade secrets under Mexico's Federal Law for the Protection of Industrial Property. Their disclosure or use outside the authorized purpose gives rise to the corresponding liability.

    We may suspend or cancel access when we detect improper use.

    12. Automated assistance

    Part of the initial response to your messages may be handled by an automated assistant. Its answers are indicative and do not replace a person's advice. You may ask to be assisted by an advisor at any time.

    13. Third-party links

    The site may contain links to portals, maps, calendars, developers, or financial institutions operated by third parties. We do not control their content or their privacy practices, and their inclusion does not imply endorsement. Accessing them is at your own risk.

    14. Site availability

    We aim to keep the site continuously available, but we do not guarantee that it will operate without interruptions or errors. We may suspend it temporarily for maintenance, updates, or causes beyond our control.

    15. Limitation of liability

    To the extent permitted by law, we will not be liable for indirect, incidental, or consequential damages arising from the use of, or inability to use, this site, nor for decisions made solely on the basis of the information published here without the documentary verification described in section 4.

    Nothing in these terms limits liabilities that Mexican law does not allow to be limited.

    16. Privacy

    The processing of your personal data is governed by our Privacy Notice, which forms an integral part of these terms.

    17. Changes

    We may update these terms to reflect changes in our services, our practices, or applicable law. The version in force is always the one published on this page, with its last updated date at the top.

    18. Governing law and jurisdiction

    These terms are governed by the federal laws of the United Mexican States.

    For the interpretation and performance of these terms, the parties submit to the jurisdiction of the competent courts of Mexico City, waiving any other jurisdiction that might correspond to them by reason of their present or future domicile.
